The program brief for this 11 unit residential project seeked to maximize floor area while avoiding a monolithic facade. To accomplish this, generous Private Open Space open spaces and Common Open Space were consolidated into continuous balconies that run the length of the building along the South facing streetside facade. A brise soleil provides shading and privacy, and each floor projects progressively deeper into the front yard utilizing zoning exemptions to capture additional area and provide additional shading for the level below. The ground plane is planned as continuous band of green. Permeable pavers extend the landscape over the driveway and other circulation paths that connect the buildign to the sidewalk
